Inventory in Clay County has tightened over the past year, with active listings down more than 20 percent even as Texas overall has seen only a slight dip. At the same time, contract activity has been choppy, as homes sold are down sharply year over year while pending sales have also fallen compared with last April.

Pricing is adjusting to these shifts, with the typical home value nearly flat year over year but the median list price jumping by almost half. This gap between list and sale trends, along with an average sale-to-list ratio under 95 percent, suggests buyers still have room to negotiate.

Conditions on the ground have also changed quickly month to month, as homes sold more than doubled since March while median days on market were cut roughly in half.
