Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Inventory in Clay County has tightened over the past year, with active listings down nearly 17 percent to about 50 homes, even as Texas overall has seen a smaller decline. Contract activity is mixed, as homes sold in May edged up from the prior month while pending sales dipped slightly, suggesting a steady but selective flow of buyers through the market.

Pricing is responding to this environment with notable strength. Typical home values are up nearly 70 percent compared with a year ago, and the median list price has climbed by roughly one-third, while the average sale-to-list ratio has risen to just under 99 percent, indicating that sellers are achieving prices close to their asking levels.

Time on market, however, has lengthened significantly, with the median days on market jumping to nearly three months even as months of supply has eased to about four, placing Clay County in a neutral market position versus Texas’s slightly higher 5.3 months of supply. With only about 10 percent of homes selling above list price, both pricing and pace point to a market where careful strategy matters, and Agent Pronto can help both buyers and sellers connect with a local agent who understands these shifting dynamics.

“The home-buying process seemed so intimidating, but once we started working with Aundrea Hartzog, all our worries disappeared. The time, attention to detail, and dedication she showed throughout the entire process were incredible. She made everything so easy, and whenever we had questions, she responded quickly and with exceptional knowledge. We could not have asked for a better realtor and would recommend her time and time again to anyone looking to buy or sell a home. The friendly and calming demeanor she brought to every step of the process was a tremendous help to my wife and me. She left no stone unturned, taking the time to explain everything in a way that we could truly understand. That level of commitment, communication, and professionalism cannot be overstated. Aundrea went above and beyond for us, and we could not be happier with how everything turned out.”
