Inventory in Clay County has tightened over the past year, with active listings down more than 20 percent even as the state overall saw a much smaller decline. At the same time, contract activity has cooled, as homes sold and pending sales each dropped by roughly 15 to 20 percent year over year, reinforcing the area’s neutral market reading.

Pricing is showing mixed signals in response to this slower flow of deals. Typical home values are still up more than 15 percent from a year ago and sit below the Texas median, yet both sale and list prices fell by about 12 percent from June to July, suggesting sellers have been adjusting expectations.

Time on market has shifted dramatically, with the median days on market jumping to 269 days and more than tripling just since June as only about one in five listings go under contract within two weeks.
