Spring is currently tilted toward sellers, with the market gauge indicating a seller’s market. Inventory sits at about 4.4 months of supply in this rolling three-month view, which is low enough to give sellers some leverage while not shutting out buyers. Typical home values are around $245,000, slightly lower than a year ago.
Values and asking prices have eased compared with last year, with the typical home value down about 6 percent and the median list price down nearly 3 percent year over year. Sales activity has cooled as well, as homes sold and pending sales are both down more than 14 percent from a year ago, and active listings have fallen about 15 percent. Even with fewer deals closing, homes are selling a bit more slowly than last year but faster than earlier in 2026, spending a median of 55 days on the market in the latest period.
Pricing power is still mixed. Roughly 15 percent of recent sales closed above list price, and the average sale-to-list ratio is just under 98 percent, signaling that many sellers are negotiating but not making large concessions. For buyers, this combination of slightly softer prices and more time on market can open the door to more thorough searches and negotiations.
