Spring currently leans toward sellers, with the market gauge at 26 out of 100. Months of supply sit at about four, suggesting conditions are no longer as tight as in past years but still favor sellers. Homes are taking a median of 57 days to go under contract in this rolling three-month view, giving buyers a bit more time to decide.
Home values and list prices have softened slightly compared with a year ago. The typical home value is very close to the median list price, and both are down fractionally year over year, signaling a flatter pricing environment. At the same time, the share of homes selling above list is just under 15 percent, down from higher levels seen in 2023, and the average sale-to-list ratio is near 98 percent, showing sellers are negotiating a bit more than before.
Activity has cooled compared with last year, with homes sold down more than 18 percent and new listings and pending sales each off by roughly the high teens year over year. Active inventory is also lower than a year ago, even with the slower sales pace, reflecting fewer owners deciding to list. With more days on market than in prior years but still limited supply, conditions can feel mixed for both sides.
