Spring currently leans toward sellers, with the market gauge showing a seller’s market reading. Months of supply sits at 3.9 in this rolling three-month view, noticeably lower than a year ago. Homes are also selling at about 98 percent of list price, suggesting buyers have some room to negotiate but not a lot.
Pricing has been relatively steady, with the typical home value down less than 1 percent year over year while the median list price is up slightly. At the same time, the share of homes selling above list has fallen to about 13 percent from over 21 percent last June, signaling less bidding pressure. Inventory has tightened, as active listings are down more than 12 percent compared with a year ago, even though they have ticked up in recent months.
Sales activity paints a mixed picture. Homes sold and pending sales are both down year over year, by about 9 and 23 percent respectively, but the typical home is now taking 57 days to sell versus roughly five weeks last June, showing that buyers have more time to decide.
