At the same time, the number of homes sold over this period is down more than 14 percent compared with last year, and new listings have dropped over 20 percent. This combination of softer sales and noticeably fewer new listings helps explain why the market still tilts toward sellers despite modest price movement.

Active listings are down about 13 percent year over year, and the share of homes selling above list has eased to roughly 14 percent, far below the peaks seen in recent years. Homes are taking longer to sell, with the median days on market around 70 in this latest rolling three-month period.
