Comfort’s rolling three-month numbers point to notable year-over-year shifts. Typical home values are down more than 30% from a year ago, while the median list price has fallen by about 12%. At the same time, inventory has expanded sharply, with active listings up more than 80% year over year.

Sales activity has been mixed, with homes sold rising more than 50% year over year even as pending sales are only slightly higher than last year. New listings have surged dramatically over the past year, giving shoppers far more options, yet no recent sales have closed above list price and the average sale-to-list ratio sits below 94%. Homes are taking time to move, with a median of 83 days on market, but that is still faster than earlier this year.
