Comfort’s rolling three-month data through April 2026 points to a cooler pricing environment than a year ago. Typical home values are down more than 30% year over year, and the median list price has fallen by a similar share. At the same time, sales activity has expanded, with homes sold more than tripling compared with last year’s period.
Inventory has grown, giving buyers more options to consider. Active listings are up sharply year over year, and months of supply sits in the double digits, consistent with a neutral market rather than a strongly seller-tilted one.
