October’s finalized data reported the typical value of a home in the city to be $435,000—up 3.57% over the previous 12 months. For comparison, county-level data pegged home values at $517,800 in Kendall County for the most recent reporting period. That number is expected to float around $481,750 in November.
Boerne had 36 new listings and 39 listings that went under contract in October, decreasing the area’s total available inventory to 127—down 9.29% from the previous month. Inventory is projected to have further decreased in November.
Of those 127 active listings, 34.65% reduced their price in the month of October. The median listing price for homes in Boerne grew 10.11% from September to October, bringing the current median listing price to $545,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 137 days, compared to 214 days in October 2024.
