Converse home values have eased over the past year, with the typical home value in the latest rolling three-month period down about 6 percent from last June. Asking prices have followed a similar path, with the median list price slipping a few percent year over year. At the same time, inventory has grown modestly, as active listings are up compared with a year ago.

Looking more closely at recent activity, the market is seeing a mix of cooling prices and steady sales. Around 97 homes changed hands in the latest three-month window, nearly matching last year’s pace, while new listings are slightly lower than a year ago but have increased compared with earlier this spring.

Conditions now lean toward a more balanced environment than in past years. Months of supply has climbed to about six, up sharply from roughly four a year earlier and just two in mid-2023, giving buyers more options and time to decide. Homes are taking longer to sell, with the median days on market stretching to around three months, yet nearly 16 percent of sales still close above list price and the average sale-to-list ratio is just under 97 percent.
