Inventory in Commerce has expanded compared with a year ago, with active listings up around 9 percent on this rolling three-month view. Homes sold have increased even more sharply, rising roughly 61 percent year over year, and pending sales are up nearly 49 percent. With 6.7 months of supply, conditions now lean toward a softer seller’s market than in prior years.

Prices have been adjusting as this additional activity moves through the market. The typical home value over the latest three months is down nearly 28 percent from a year earlier, even as the median list price is slightly higher than last year by about 7 percent.

Homes are taking much longer to sell, with median days on market jumping to 177 days compared with much shorter marketing times in previous years, and only about 11 percent of listings are going under contract within two weeks. A small share of homes, just over 4 percent, are selling above list price and the average sale-to-list ratio sits around 95 percent, signaling that buyers often have room to negotiate.
