Rowlett’s rolling three-month snapshot shows inventory expanding and activity pulling back from earlier highs. Active listings are up nearly 50 percent compared with spring 2023, while homes sold over the same window have declined from 211 to 179. Buyers now face more options and less urgency than during the intense conditions of the past few years.

Contract flow has cooled from prior peaks but remains steady. Pending sales in the latest three-month period sit at 225, down from 242 two years ago even as new listings rose from 304 to 347, indicating more homes are entering the pipeline than are going under contract.

Pricing has been adjusting to this shift. The typical home value over the last three months is about 6–7 percent lower than it was in mid-2023, and the share of homes selling above list has dropped sharply from nearly one-third of sales to roughly one in nine. Months of supply has climbed from around 2.5 to just over 6, and homes now take considerably longer to sell, with median days on market stretching from about three weeks in 2023 to more than two months.
