Central Dallas currently leans toward sellers, with the market gauge showing it as a seller's market despite more inventory and longer timelines. With about 5.9 months of supply compared with 4.5 months across Dallas overall, buyers here are seeing more options even as conditions still favor well-priced listings.
Prices in this rolling three-month view have edged down from a year ago, with the typical home value off slightly while the median list price is nearly flat year over year. Homes are taking much longer to sell than last June, with median days on market jumping from roughly a little over a month to about a month and a half, and far fewer properties are going under contract above their list price than in 2023.
Activity has stayed relatively solid, as homes sold are up modestly year over year and pending sales have also risen, even though new listings dipped slightly.
