Inventory in Floyd County is relatively high right now, with 16 active listings and 10.4 months of supply in May. Only one home closed during the month, and just two properties went under contract. New listings also slowed, dropping by about half from the previous month.

Pricing is moving in different directions than overall activity. The typical home value rose sharply month over month, even as the median list price dipped nearly 40 percent compared with a year ago. No homes sold above asking price in May, and the median price per square foot was around $72, pointing to more budget-friendly options than the Texas state median sale price of about $344,000.

Market pace has shifted as well, with the median days on market at 148 in May after an unusually long spell in April. While the number of homes sold fell compared with the prior month, pending sales more than doubled from a year earlier, suggesting some renewed buyer interest despite the slower closing volume.
