TCU-Westcliff’s rolling three-month snapshot through April 2026 shows prices easing slightly in the near term while activity picks up. The typical home value is about $602,000, down a few percent from the prior period, even as median list prices and the number of homes sold both edged higher month over month.
Homes are taking longer to sell than they did a year ago. The median days on market climbed to 38, a sharp year-over-year jump that signals buyers have more time to decide. At the same time, months of supply rose to 5.2, up notably from last year, indicating more inventory to choose from.
