Home prices are still edging upward even with this buyer-friendly setup, with the typical home value around $365,000, up 4.58% year over year and 4.29% month over month. Sellers are listing even higher, with a median list price of about $447,450 that has jumped 11.95% in a month. Few homes are selling above asking, only about 5.6%, and the average sale-to-list ratio of roughly 0.94 shows that buyers often negotiate below list. Price cuts are fairly common as well, with about 25% of listings seeing a reduction.
New listings, at 264 for the month, are down 7.37% from last year, while pending sales have slipped a smaller 1.72%, and inventory is still 21.06% lower than a year ago despite the monthly bump. Compared with Galveston County overall, where the typical home value is about $350,000, Galveston’s values are a bit higher and projected to reach roughly $372,500 next month as county values move toward $356,050.
