The typical home value in Santa Fe is projected to be $362,250 for the month of January. December’s finalized data reported the typical value of a home in the city to be $352,000—up 1.97% over the previous 12 months. For comparison, county-level data pegged home values at $340,000 in Galveston County for the most recent reporting period. That number is expected to float around $338,050 in January.

Santa Fe had 11 new listings and 11 listings that went under contract in December, decreasing the area’s total available inventory to 50—down 15.25% from the previous month. Inventory is projected to have further decreased in January.

Of those 50 active listings, 34.0% reduced their price in the month of December. The median listing price for homes in Santa Fe grew 15.92% from November to December, bringing the current median listing price to $335,000. Based on projected data for January, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In December 2025, the median time for a listed property to go pending was 29 days, compared to 27 days in December 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this January.
