The typical home value in Central Houston is projected to be $555,880 for the month of January. December’s finalized data reported the typical value of a home in the neighborhood to be $560,000—down 3.96% over the previous 12 months. For comparison, city-level data pegged home values at $335,000 in Houston for the most recent reporting period. That number is expected to float around $327,880 in January.

Central Houston had 1,130 new listings and 961 listings that went under contract in December, decreasing the area’s total available inventory to 1,251—down 16.71% from the previous month. Inventory is projected to have further decreased in January.

The median listing price for homes in Central Houston fell 0.02% from November to December, bringing the current median listing price to $549,900. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 57 days, compared to 74 days in December 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this January.
