Inventory and contract activity in Central Houston’s rolling three-month snapshot show a market that has cooled from recent peaks. Active listings are down slightly year over year, but months of supply has jumped to 5.9, up sharply from a year ago and a bit tighter than the broader Houston city level.
Demand has moderated as well, with homes sold and pending sales both posting double-digit year-over-year declines and median days on market stretching to 51 days. With only about one in five homes going under contract within two weeks, buyers have more time to evaluate options than they did in prior years.
Prices, however, have edged higher, with the typical home value up a few percent from last year even as the share of homes selling above list has slipped to under 10 percent. Sale-to-list ratios are holding just under 97 percent, suggesting sellers still achieve prices close to asking but face less intense bidding than before.
