Southwest Houston’s rolling three-month data through August 2026 points to a cooler market than a year ago. Typical home values are down nearly 5 percent year over year, and homes sold have fallen by about 9 percent. Inventory has loosened notably, with months of supply up more than 30 percent compared with last year.
In the latest period, the typical home value sits around the upper $270,000s, with the median list price holding roughly flat year over year despite a recent monthly dip. Homes are taking longer to sell than last year, with median days on market up 12 percent to about a month and a half, while the share of sales closing above list price has slipped to around 11 percent.
Supply has expanded faster here than in the broader Houston market, where months of supply is slightly lower, suggesting buyers in Southwest Houston may have a bit more leverage than citywide. At the same time, a market gauge reading still tags conditions as favoring sellers, as sale-to-list ratios hover just under 97 percent and off-market-in-two-weeks activity shows that desirable homes can move quickly.
