Year over year, Southwest Houston’s rolling three-month home values have inched up, with the typical home value rising about 1 to 2 percent. Listing prices, however, are slightly lower than a year ago, and there are fewer new listings and closed sales than last summer. Compared with the broader Houston market, Southwest Houston’s typical home value is notably lower, even as both areas show similar modest price growth.
In the latest rolling three-month period ending in June 2026, the typical home value in Southwest Houston sits around the high $200,000s, with median list prices just above that level. Inventory has tightened slightly compared with last year, with active listings down a bit and months of supply holding near four and a half months, putting conditions on the seller-leaning side of balanced.
Homes are taking longer to sell than they did a year ago, with the median days on market now close to seven weeks versus about three weeks last June. At the same time, only around one in eight sales are closing above list price, down from a much larger share two years ago, and the average sale-to-list ratio now hovers in the mid-90s.
