Southwest Houston’s rolling three-month numbers point to prices moving higher than a year ago while activity has eased. The typical home value is up about 7 percent year over year, even as homes sold, new listings, and pending sales are all down compared with last year. Compared with the wider Houston market, Southwest Houston’s homes are more affordable, with values well below the citywide median.

Looking at the latest rolling period through April 2026, conditions show a mix of stability and slower pace. Active listings have edged slightly higher over the past year, and months of supply has grown to around five months, up sharply from the more limited inventory seen in 2023. Homes are taking longer to sell, with the median days on market stretching far beyond last year’s levels, even though the average sale-to-list ratio sits near 96 percent and only a modest share of homes are selling above list price.

Longer-term trends from 2023 to 2026 show Southwest Houston shifting away from the very tight conditions of a couple of years ago toward a more balanced seller’s market. Inventory and months of supply have both risen from the low levels seen in 2023, while bidding wars have cooled as the share of homes selling above list has dropped from the mid-20 percent range to the low teens.
