Year over year, Southwest Houston’s home values have dipped slightly, with the typical home value down about 1 percent in the latest rolling three-month view. Sales activity has also cooled, as homes sold and pending sales are each down roughly 6 to 7 percent from a year ago. At the same time, months of supply has climbed more than 20 percent, signaling more options for buyers than last year.
Looking at the most recent rolling three months ending in September 2026, the typical home value sits around $269,000, while the median list price is a bit higher and up a few percent compared with last year. Homes are taking longer to sell than a year ago, with the median days on market up to 49 days and the share of properties selling above list price cut nearly in half compared with late 2024.
Inventory has edged down slightly from last year, but with months of supply near 6, Southwest Houston is now looser than the broader Houston market, which sits at about 6 months of supply and a higher median sale price. Fewer homes are closing above asking, and the average sale-to-list ratio has slipped to just under 96 percent, showing buyers have gained some negotiating power even though conditions still tilt toward sellers overall.
