January’s finalized data reported the typical value of a home in the neighborhood to be $165,000—down 0.0% over the previous 12 months. For comparison, city-level data pegged home values at $321,500 in Houston for the most recent reporting period. That number is expected to float around $314,750 in February.

Denver Harbor-Port Houston had 20 new listings and 15 listings that went under contract in January, increasing the area’s total available inventory to 35—up 9.38% from the previous month. Inventory is projected to have further increased in February.

The median listing price for homes in Denver Harbor-Port Houston grew 4.44% from December to January, bringing the current median listing price to $235,000. Based on projected data for February, listing prices may continue to grow.
