December’s finalized data reported the typical value of a home in the neighborhood to be $310,950—down 7.58% over the previous 12 months. For comparison, city-level data pegged home values at $335,000 in Houston for the most recent reporting period. That number is expected to float around $327,880 in January.

Greater Fifth Ward had 105 new listings and 68 listings that went under contract in December, decreasing the area’s total available inventory to 151—down 12.21% from the previous month. Inventory is projected to have further decreased in January.

The median listing price for homes in Greater Fifth Ward fell 4.97% from November to December, bringing the current median listing price to $314,900. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
