Year-over-year trends in Settegast show prices edging up while conditions cool from earlier highs. The typical home value over the latest rolling three months is up slightly compared with a year ago, while Houston as a whole has seen a small dip. At the same time, inventory has grown about 17 percent over the past year, giving buyers more options than they had before.

Sales activity has cooled, with homes sold down about 14 percent year over year, even as new listings and pending sales are slightly higher. Only about 17 percent of homes are going under contract within two weeks, and roughly 17 percent are selling above list price, reflecting a more measured pace.
