Northeast Houston saw some modest month-over-month shifts in February 2026, with the typical home value holding steady at about $230,000 while the median list price edged up 1.3% to roughly $253,250. Homes are taking a bit longer to sell than a month ago, with median days on market rising 6.45% to 66 days, and inventory dipped 2.28% to around 770 listings, signaling slightly tighter supply. Compared with last year, though, homes are moving faster overall, as days on market are down 8.33% year over year even as pending sales have fallen 22.25%. New listings are also down 19.12% from a year ago, adding to the sense of reduced activity.

Looking at prices over the past year, typical home values in Northeast Houston have slipped 1.91%, while across Houston as a whole values are down 3.94% to about $341,000. The neighborhood still offers a more affordable option than the city overall, and list prices have inched up recently despite the yearly dip in values. Only about 15% of recent sales closed above list price, and the average sale-to-list ratio sits just under 0.96, suggesting buyers have some room to negotiate.

Forecasts for March 2026 show more stability, with the typical home value expected to stay near $230,000, the median list price nudging up to about $254,875, and inventory easing slightly to around 761 homes.
