Northeast Houston’s rolling three-month data through April 2026 shows modest price stability with some shifting activity. The typical home value in the area is about $225,000, edging up slightly month over month even as the median list price dipped a bit. Homes sold jumped more than 18 percent compared with the prior three-month period, while new listings and pending sales also rose, signaling more movement on both sides of the deal. At the same time, months of supply tightened from recent months to 6.3, suggesting inventory is being absorbed a bit faster than earlier this year.

Looking back a year gives more context. Typical home values in Northeast Houston are down slightly year over year, while median list prices are still a bit higher than a year ago. Sales volume has eased compared with last year, and pending sales are down more than 14 percent on a rolling annual basis. Inventory is higher and months of supply is up sharply versus a year ago, indicating buyers now have more options than they did in 2025.

Conditions in Northeast Houston also compare differently to the broader Houston market. Prices are significantly lower here than the citywide median of about $347,000, and local months of supply run higher than Houston overall, reinforcing that buyers have relatively more choices in this part of town. Homes are taking longer to sell than in prior years, with a median of 72 days on market in the latest period, and only about 13 percent of sales closing above list price.
