Year-over-year, Lake Houston’s rolling three-month data shows softer prices but sturdier activity. Typical home values are down notably from a year ago, yet homes sold are up more than 20 percent, indicating buyers are still engaging. Compared with the broader Houston area, Lake Houston’s prices are lower while also sitting in a seller’s market position.

Conditions in the latest rolling three-month period highlight a market that is loosening but still tilted toward sellers. Months of supply has fallen sharply from a year ago to 3.8 months, tighter than Houston’s 5.5 months, which supports the current seller’s market label. At the same time, active listings are slightly higher than last year and new listings are nearly flat year over year, so buyers have more to choose from without an overwhelming surge in inventory.

In this recent view, homes are taking longer to sell than in past years, with a median of 86 days on the market, yet a growing share of properties still sell above list price. About 12 percent of recent sales closed over asking, and the average sale-to-list ratio hovers just under 100 percent, showing that realistic pricing is crucial.
