Inventory sits at about 5.7 months of supply, very similar to the broader Houston area’s 5.5 months, suggesting buyers have more options than in recent years.

Prices in this rolling three-month view have been relatively steady, with the typical home value up slightly year over year while the median list price has edged down. At the same time, the share of homes selling above list has climbed to about 23 percent, and the average sale-to-list ratio has inched up, showing that well-priced properties are still attracting strong offers.

Activity has cooled compared with a year ago, with homes sold and pending sales both down sharply even as new listings have increased.
