Inventory in Mid West has expanded into clear buyer-leaning territory in this rolling three-month view, with months of supply jumping to 10.1, more than double levels from a year ago and noticeably above Houston’s 6 months. Contract activity has cooled at the same time, as homes sold are down slightly year over year and pending sales have also slipped compared with last year.
Pricing is adjusting to this slower pace, with the typical home value down around 7 percent from a year ago even as the median list price is up strongly year over year.
