Mid West is seeing a steady flow of homes with 200 properties on the market and 140 new listings in February 2026, even as new listings are down 14.63% from last year. Contract activity has cooled compared to a year ago, with 71 pending sales and a 24.47% annual drop in that measure, signaling buyers are moving more selectively.
Pricing is adjusting to this balance, as the typical home value sits at $324,450, about 4.8% below Houston’s $341,000 and down 11.11% from last year. Even with that yearly decline, values in Mid West inched up 1.63% month over month, and homes are projected to reach a typical value of $327,050 next month.
List prices are responding too, with the median list price at $309,500 in February and projected to rise to $329,750 in March, a 15.06% increase from the prior month. While sellers still hold an advantage in this seller’s market, homes are taking about 72.5 days to go under contract and are selling for about 94.44% of list price, with only 5.36% closing above asking, so both buyers and sellers can benefit from an Agent Pronto–recommended real estate agent to guide their decisions.
