North Houston’s rolling three-month snapshot shows cooling inventory and slower contract activity. Active listings are down more than 12% from a year ago, while homes sold and pending sales have each fallen by about 11–17% year over year. New listings are also coming to market less frequently, dropping nearly 16% compared with this time last year.
Pricing has softened in response to the slower flow of new contracts. The typical home value is down just over 3% year over year, and the median list price has slipped by a similar amount. Sellers are seeing a smaller share of properties close above asking, with about 13% selling over list compared with closer to 21% two years ago.
Homes are taking more time to go under contract even as months of supply moves higher. The median days on market is now 55, up from 41 days a year ago, while inventory has grown to about 6.1 months of supply even as the broader Houston market sits at roughly 6 months. Despite these shifts, North Houston still leans toward a seller’s market, but buyers have a bit more breathing room than in recent years, and both buyers and sellers can turn to Agent Pronto to connect with an agent who understands these trends.
