North Houston is seeing fewer homes available, with inventory at 906, down about 10.83 percent from last month and 14.29 percent from last year. New listings are also softer, with 905 homes recently brought to market and a 13.65 percent year-over-year decline. Contract activity reflects this slowdown, as pending sales are down 16.11 percent compared to a year ago, and homes are taking longer to go under contract, now spending a median of 72 days on the market.
Prices are adjusting to these conditions, with the typical home value at about $330,000, which is 4.35 percent lower than a year ago and down 4.9 percent from last month. At the same time, sellers are pricing a bit higher on new listings, with a median list price of $369,900 in March and a projected $379,850 in April, which helps explain why only about 14.43 percent of homes recently sold above list and the average sale-to-list ratio is about 0.97.
Looking ahead, typical values in North Houston are projected to ease to around $321,500, even as inventory inches down to a projected 851 homes, keeping the area in a seller’s market with a market gauge of 17. Compared with the broader Houston market, where typical values are roughly $345,000 and projected to edge up slightly, North Houston is relatively more affordable but also slower-moving, with days on market up nearly 47 percent year over year.
