Westheimer Lakes is seeing more homes coming to market in this rolling three-month view, with active listings up compared with last year and 27 new listings recently added. Months of supply has climbed sharply year over year to 8.8, well above Houston’s 5.5 months, signaling a looser environment for buyers. Even with that extra inventory, only 8 homes sold over the period and 13 went under contract, which is well below sales levels from a year ago.

Prices have been adjusting to these conditions. The typical home value over the latest three months is about 23 percent lower than a year earlier, while the median list price is down more modestly year over year. Sellers are still achieving an average sale-to-list ratio near 98 percent, and about 12 percent of sales are closing above the asking price.

Homes are generally taking longer to move, with the median days on market at 111, up dramatically from the much faster pace seen last year. At the same time, nearly 38 percent of properties are still going off the market within two weeks, showing that well-priced and well-presented homes can attract quick offers.
