Over the latest rolling three-month period ending in August 2026, Richmond’s typical home value is down notably compared with a year earlier, dropping about 10 percent. At the same time, the median list price is slightly higher year over year, indicating sellers are still pricing with some confidence even as closed-sale prices soften.
Inventory conditions have also shifted over the past year, with active listings falling by more than a quarter while months of supply has risen by more than half. This combination points to fewer homes on the market overall but a better balance between supply and demand than a year ago.
Looking at activity levels, homes sold and pending sales are each down more than 40 percent year over year, showing a cooler pace of transactions despite a median 53 days on market that is quicker than last year.
