Year-over-year, Richmond’s rolling three-month home values are down, with the typical home value about 8% lower than a year ago and the median list price roughly 10% lower. At the same time, homes are taking a bit longer to sell compared with earlier strong periods, while the share of closings above list price has slipped to just over 4%.

In the latest rolling three-month view ending in April 2026, buyers are seeing a typical home value and median list price both around the low $330,000s. Inventory shows some breathing room with about 93 active listings and roughly 6.9 months of supply, pointing to more options and less urgency than in tighter years.

Recent activity trends show fewer sales and new listings than a year ago, with homes sold down about a third and new listings nearly one-fifth lower.
