Katy’s rolling three-month data shows inventory has expanded while contract activity has cooled compared with a year ago. Active listings are up about 4% year over year to 4,401, yet homes sold and pending sales over the same window are both down, with pending sales falling roughly 9%.

On the pricing side, typical home values are slightly higher than a year ago, rising about 1% to around $350,000 as median list prices also edge up roughly 2%. Despite that modest upward shift, sellers are achieving an average sale-to-list ratio of about 96%, and only about 11% of homes are closing above list, far below the peak levels seen in 2023.

Time on market has lengthened compared with prior years, with the typical home now taking about 45 days to go under contract and roughly 3.7 months of supply available. Even with this added breathing room, nearly a third of listings still move off the market within two weeks, so well-priced homes continue to attract quick interest.
