Jackson County is seeing plenty of homes available but very few actually closing. Active listings are at 75, yet only 1 home sold in April and just 7 went under contract, both sharply lower than a year ago. Compared with Texas overall, where there are 5.4 months of supply, Jackson County’s inventory has swelled to 61.3 months, highlighting a strong buyer’s market.

Prices have been moving upward even as sales slow. The typical home value is up more than 45 percent from a year ago, and the median list price has climbed over 16 percent year over year. At the same time, the average sale-to-list price ratio is just under 95 percent, and no homes closed above list price in April, indicating buyers still have room to negotiate.

Timing has shifted as well, with the median days on market reaching 76 days in April, more than triple levels from a year earlier despite a sharp month-to-month drop. New listings are modestly higher than last year, but the steep declines in homes sold and pending sales show that contracts are not keeping pace with supply.
