Active listings dipped slightly from the prior month to 72, while new listings fell more noticeably and pending sales rose modestly. Homes are taking time to move, with a median 83 days on market and only about 12 percent going under contract within two weeks.

Pricing has been moving up even as activity shifts. The typical home value reached about $269,000 in May, up sharply from April and also higher than a year ago, while the median list price climbed even faster, rising more than 70 percent year over year. Sellers are still making concessions, with the average sale-to-list price ratio around 96 percent and no recent sales closing above the asking price.

Compared with Texas overall, Jackson County homes are priced below the statewide median sale price of roughly $344,000 but offer significantly more inventory than the state’s 5.3 months of supply. Sales volume has been choppy, with only five homes sold in May and a sizable decline from last year, even as days on market have shortened from earlier spikes.
