Fort Bend County currently reflects a neutral housing market, with a market gauge reading of 52 and months of supply at 4.3. Inventory has inched up, as active listings climbed more than 4% month over month and just over 5% year over year, giving buyers more options than they had a year ago.

The typical home value is just under $400,000 and has edged up more than 3% since April, while the median list price has risen nearly 6% month over month and about 5% compared with last year, indicating sellers are testing higher asking prices.

Homes sold increased slightly from last month to 1,101, yet are down about 10% from a year ago, and pending sales have dropped more than 12% annually even as the share of homes selling above list has grown month over month to over 11%.
