Kennedale’s rolling three-month snapshot shows a market with much more inventory than a year ago, giving buyers many more options. Active listings are up more than 80% year over year to 98, and months of supply has surged to about 11, a huge increase from roughly 2 to 5 months seen through much of the past two years.

Pricing is adjusting to this looser environment, with the typical home value over the last three months down about 15% from a year earlier. Even so, the current median list price is slightly higher than a year ago, indicating many sellers are still testing higher price points while buyers negotiate more aggressively.

Sales activity has cooled compared with last year, as homes sold over the rolling period are down about 18% year over year and the share selling above list has fallen to around 10%. At the same time, median days on market have dropped sharply from earlier this year, showing that well-priced homes can still move in just over a month.
