Inventory has tightened notably compared with last year, falling 14.4 percent, and new listings are down 20.4 percent. Pending sales are also lower than a year ago, off about 19 percent, signaling slower buyer activity than last year.
In February 2026, the typical home value in Tarrant County was about $346,000, a bit higher than the Texas average of $334,000. Homes spent a median of 70 days on the market, which is up 40 percent from a year earlier, and about 31 percent of listings saw a price drop, even though it is still labeled a seller's market with 4.1 months of supply.
Recent monthly trends point to modest price firming, with typical values up 1.76 percent from January and the median list price rising 1.41 percent to around $359,900. Inventory in February stood at 5,682 homes, down 3.45 percent from the prior month, while 2,327 new listings came on the market and 2,075 went under contract. Looking ahead to March 2026, typical values are projected near $349,000 and the median list price around $362,400, with inventory edging to about 5,580 homes.
