Year-over-year, prices in Tarrant County have held fairly steady, with the typical home value essentially flat compared to last May. Listing prices are down slightly from a year ago, and the share of homes sold above list has inched up. At the same time, months of supply has fallen sharply over the past year, signaling tighter inventory than last spring.

In the latest monthly data for May 2026, the typical home value sits around $354,000, while the median list price is just over $361,000. Homes are taking longer to sell than a year ago, with the median days on market at 39 days, more than double the level from last May, even as the market still leans toward sellers.

Activity has picked up this spring, with homes sold up about 9% month over month and pending sales also edging higher. New listings, however, are down more than 12% from last year and active listings have slipped nearly 8%, contributing to a 3.2‑month supply locally versus 5.3 months statewide. Roughly 19% of homes are selling above list and the average sale-to-list ratio is just under 100%, showing that well-priced homes can still attract strong offers.
