Tarrant County home values are holding nearly flat year over year, with the typical home value edging up only slightly. Median list prices are up a bit over the past year, while active listings have dipped, suggesting somewhat tighter inventory than a year ago. Compared with Texas overall, local prices are modestly higher and supply is leaner, with 3.3 months of inventory versus 5.4 months statewide.

In April 2026, the typical home value stood around $351,000, with a median list price near $372,000. About 1,990 homes sold during the month, a touch higher than both last month and last year, while pending sales also ticked up, reinforcing steady demand.

Conditions have shifted from the cooler start to the year, when days on market were around 70 in February, to a faster pace in April at about 40 days. Months of supply has leveled off around 3.3 since March after being higher earlier in the year, and roughly one in six recent sales closed above list price, with an average sale-to-list ratio just over 98 percent. New listings have slipped compared with a year ago, which helps explain why inventory is lower even as sales inch up.
