The typical home value in Tarrant County is projected to be $344,380 for the month of January. December’s finalized data reported the typical value of a home in the county to be $342,250—down 0.07% over the previous 12 months. For comparison, state-level data pegged home values at $340,400 in Texas for the most recent reporting period. That number is expected to float around $341,800 in January.
Tarrant County had 1,404 new listings and 1,555 listings that went under contract in December, decreasing the area’s total available inventory to 5,467—down 17.88% from the previous month. Inventory is projected to have further decreased in January.
Of those 5,467 active listings, 26.89% reduced their price in the month of December. The median listing price for homes in Tarrant County fell 1.45% from November to December, bringing the current median listing price to $340,000. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In December 2025, the median time for a listed property to go pending was 58 days, compared to 59 days in December 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this January.
