Year over year through June 2026, Tarrant County home values inched up while listing prices dipped slightly. The typical home value rose about 2% compared to last June, but the median list price slipped by less than 1%. Sales activity strengthened, with homes sold increasing more than 9% even as new listings fell around 7% and overall inventory declined.

In the latest monthly snapshot, buyers are seeing a median list price around $355,000 and a typical home value just under $359,000. Homes are spending a median of 38 days on the market, a sharp drop from a year ago, and there is about 3.1 months of supply, both pointing to faster movement and tighter conditions than last year.

Compared with Texas as a whole, Tarrant County has slightly higher typical values and significantly leaner inventory, with the state sitting closer to 5.4 months of supply. Roughly 19% of local sales are closing above list price and the average sale-to-list ratio hovers near 98%, signaling that sellers still retain some leverage even as list prices soften. At the same time, more than 30% of homes go off the market within two weeks, which can pressure buyers to act decisively.
