Year over year, Tarrant County home values have slipped modestly, with the typical home value down about 4 percent in August. Median list prices, however, are slightly higher than a year ago, showing a small 1 percent gain. Compared with the broader Texas market, Tarrant County’s typical home value in August sat just above the state’s overall median.
In the latest monthly snapshot, activity cooled from early summer. Homes sold fell more than 10 percent from last August, and new listings also declined nearly 10 percent year over year, contributing to an 8 percent drop in active inventory. Properties are taking a bit longer to move, with median days on market at 47 days, up slightly from last year and rising from earlier months. Months of supply increased to 4.1, higher than in the spring but still below the state’s 5.7 months, which keeps conditions tilted toward sellers.
Pricing power shows some nuance for both sides of the table. Only about 12 percent of homes sold above list in August, down from early summer but just over last year’s share, and the average sale-to-list ratio hovered near 98 percent. For buyers, this combination of softer price growth and more time on market can create room to negotiate, while sellers still benefit from relatively low supply and solid sale-to-list performance.
