Inventory and contract activity in Lavaca County shifted in June 2026, with 61 active listings, a slight dip from last month, while homes sold edged up to 10. Pending sales fell sharply compared with both last month and last year, and new listings declined year over year, signaling that fewer homes are moving into contract even as supply holds near recent levels.

Pricing has been adjusting to this slower contract flow, with the typical home value up modestly from a year ago but jumping strongly month over month, and the median list price showing a similar double-digit annual gain. At the same time, sellers are negotiating more, as the average sale-to-list ratio sits below 95 percent and only about 10 percent of homes are closing above asking price.

Pace of sales has become more moderate, with the median days on market at 74, much higher than a year ago but improving significantly from last month, and months of supply tightening to 4.7 from far higher levels seen earlier in the year and slightly below the Texas average of 5.4 months.
