Inventory in Lavaca County has thinned slightly, with active listings down about 9% from last month and roughly 7% lower than a year ago, yet supply is still very high at 18.8 months compared with about 5.4 months statewide. Contract activity has cooled, as homes sold have fallen by about two-thirds year over year and pending sales are down nearly half, pointing to slower deal flow.

Pricing has reacted to this softer demand, with the typical home value and median list price both dropping more than 20% over the past year. Even with those declines, sellers are still achieving close to asking price, with an average sale-to-list ratio above 98% and a growing share of homes, about one-third, closing above list.

Time on market has shifted dramatically, with the median days on market shrinking to just 13 days after being much longer for much of the past year. With so few closings and such ample supply, Lavaca County is firmly in buyer’s market territory, giving shoppers more options and leverage than in the broader Texas market.
