November’s finalized data reported the typical value of a home in the city to be $162,950—down 33.41% over the previous 12 months. For comparison, county-level data pegged home values at $264,900 in Harrison County for the most recent reporting period. That number is expected to float around $247,850 in December.

Marshall had 24 new listings and 12 listings that went under contract in November, increasing the area’s total available inventory to 83—up 16.9% from the previous month. Inventory is projected to have further increased in December.

Of those 83 active listings, 21.69% reduced their price in the month of November. The median listing price for homes in Marshall fell 19.04% from October to November, bringing the current median listing price to $129,450. Based on projected data for December, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 87 days, compared to 122 days in November 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this December.
