July’s finalized data reported the typical value of a home in the city to be $234,500—up 14.39% over the previous 12 months. For comparison, county-level data pegged home values at $254,450 in Nacogdoches County for the most recent reporting period. That number is expected to float around $237,930 in August.
Nacogdoches had 21 new listings and 19 listings that went under contract in July, decreasing the area’s total available inventory to 75—down 0.0% from the previous month. Inventory is projected to have further decreased in August.
Of those 75 active listings, 34.67% reduced their price in the month of July. The median listing price for homes in Nacogdoches fell 34.34% from June to July, bringing the current median listing price to $174,000. Based on projected data for August, listing prices may continue to fall.

In July 2025, the median time for a listed property to go pending was 40 days, compared to 58 days in July 2024.
