Even with that high supply figure, buyers are moving quickly on desirable properties, with a median of just 12 days on market and more than 40 percent of homes going off the market within two weeks. Roughly one in four sales are closing above list price, and the average sale-to-list ratio of about 98 percent shows sellers are still achieving near-asking prices when homes do sell.
