Potter County is seeing fewer homes on the market than a year ago, with active listings down about one-fifth. Even with leaner inventory, buyer activity is picking up, as pending sales have surged more than 40 percent year over year. At the same time, the number of closed sales has fallen nearly 30 percent, suggesting more contracts are being written than finished.

Pricing is adjusting to these mixed signals. The typical home value and the median list price are both down from last year, with list prices dropping at a double-digit pace and sitting below the county’s typical home value. Homes are taking around 51 days to go under contract, roughly in line with recent months but far faster than a year ago, and the share of properties selling above list price is effectively zero.

Local supply levels help explain this balance. Months of supply has climbed to 4.6, higher than a year ago but still under the Texas-wide level of 5.8 months, and the area is characterized as a seller’s market overall. Despite that label, the average sale-to-list ratio has slipped, giving buyers more room to negotiate even as sellers benefit from relatively limited competition.
