Mesquite’s rolling three-month figures point to a market adjusting from the highs of recent years. Typical home values are down slightly year over year, with the typical home value off about 3 percent, and median list prices have slipped by a similar margin. Even with this softening in prices, homes sold have inched up compared with a year ago, signaling steady demand.

Looking at the latest rolling period ending in May 2026, conditions show active movement on both sides of the table. There were 385 homes sold and 464 pending sales, supported by 511 new listings and about 1,005 active listings, which gives buyers a wider selection than in some past years while still keeping sellers engaged.

Homes are taking longer to go under contract than they did a couple of years ago, with a median of 68 days on market, yet nearly 27 percent of listings still come off the market within two weeks. Months of supply has eased to around 3.9, up from the tight levels of earlier years but still tilted toward sellers, and about 17 percent of homes are selling above list price with sale-to-list ratios just under 98 percent.
