Midtown’s rolling three-month data shows notable shifts from a year ago. Typical home values are down sharply, falling nearly 20 percent year over year, even as median list prices climbed about 17 percent. Inventory has thinned compared with last year, with active listings down more than 13 percent while months of supply has risen over 40 percent, signaling homes are taking longer to move.

Looking at the latest period through April 2026, buyers are seeing a typical home value of about $330,000 and a median list price just over $460,000. Homes are taking time to sell, with a median of 110 days on market and only about 5 percent closing above list price, even though the average sale-to-list ratio has edged up slightly to about 95 percent.

Sales activity has picked up recently, with homes sold rising more than 20 percent month over month and pending sales up nearly 19 percent, while Midtown still carries a higher months of supply than the broader San Antonio market at 9.6 versus 5.8. Compared with the citywide median sale price of about $260,000, Midtown remains the higher-priced area despite recent value declines.
