Southwest San Antonio’s rolling three-month snapshot through May 2026 shows a market adjusting from earlier highs. Typical home values have eased about 3% from the prior three-month period, while the number of homes sold has jumped more than 20% and new listings are also up, signaling more movement on both sides.

Prices have softened year over year, with the median list price down about 8%, even as the typical sale price is slightly higher than a year ago. Inventory has held fairly steady compared with last year, and the area’s 5.4 months of supply is close to the broader San Antonio market’s 5.6 months. Homes are taking longer to sell than in past years, with a median of 74 days on market in the latest three-month view. Despite that extra time, roughly 17% of recent sales still closed above the asking price.

Conditions have shifted from the frenzied pace seen in 2022, when more than 40% of sales went over list, toward a cooler but still seller-leaning environment, reflected in a seller’s market gauge reading of 26. Sellers today face more discerning buyers, but solid sale-to-list ratios near 98% show that well-priced homes are still attracting serious offers. Buyers, meanwhile, benefit from slightly lower asking prices and more time to make decisions.
