Southwest San Antonio saw modest month-over-month shifts heading into February 2026. Typical home values in the neighborhood eased by about 0.5% to $266,620, while the median list price inched up nearly 2% to about $260,950.
Inventory tightened slightly from the prior month, slipping to 476 homes for sale. Homes spent a median of 103 days on the market, just under 1% faster than the month before. Pending sales activity has cooled from earlier, with 301 homes under contract.
Looking back over the past year, prices moved up notably in this part of the city, with typical home values rising 13.46% compared with last year and now sitting a bit above the broader San Antonio average of about $260,000. Year over year, inventory is down just over 7%, while new listings fell more than 20%, and pending sales dropped about 29%, all reinforcing its current seller’s market label. Only about 16.9% of homes sold above asking, and the average sale-to-list ratio sits near 0.97, suggesting some room for negotiation. Conditions may shift slightly in March, with projections showing typical values near $265,930, a median list price around $263,475, and inventory near 471.
