Northern Hills currently leans toward sellers, with the market gauge pointing to a seller’s market. Months of supply has climbed to about 6.4, higher than San Antonio’s 5.8 months, suggesting more inventory relative to sales. Homes are also taking longer to sell, with a median of 145 days on the market in this rolling three-month view.

Prices have softened over the past year, with the typical home value down roughly 13 percent year over year. At the same time, the share of homes selling above list has ticked up compared with last year, now just under one in five recent sales. Activity has cooled, as homes sold are down more than 30 percent from a year ago and new listings are also lower, pointing to slower overall turnover.

Compared with the broader San Antonio market, Northern Hills shows weaker price performance but slightly more supply and longer timelines. Active listings in the neighborhood have fallen about 14 percent year over year, while pending sales and closed sales are also down, indicating more cautious conditions for both sides of the table.
