April’s finalized data reported the typical value of a home in the city to be $250,000—up 2.04% over the previous 12 months. For comparison, county-level data pegged home values at $390,000 in Fort Bend County for the most recent reporting period. That number is expected to float around $392,500 in May.

Mission Bend had 29 new listings and 37 listings that went under contract in April, decreasing the area’s total available inventory to 56—down 15.15% from the previous month. Inventory is projected to have further decreased in May.

Of those 56 active listings, 42.86% reduced their price in the month of April. The median listing price for homes in Mission Bend fell 6.23% from March to April, bringing the current median listing price to $286,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
