Starr County is seeing a relatively slow but active flow of homes. There were 83 homes on the market in March 2026, with 19 new listings and 12 going under contract. Inventory has eased compared to last year, with supply down 18.63 percent year over year and 5.68 percent from the prior month, and a months-of-supply figure of 6.4 points to a clear buyer’s market.

Pricing is adjusting to these conditions, and homes are taking time to sell. The typical home value sits at $249,999, while the median list price is higher at $280,000, and homes are spending a median of 135 days on the market even after a sharp 40.27 percent drop from the prior month and a 221.43 percent rise over the past year.

Sellers are giving buyers some room to negotiate, with only about 7.69 percent of homes selling above list price and the average sale-to-list ratio at roughly 96.10 percent. At the same time, 15.66 percent of listings saw a price drop, showing that some sellers are adjusting expectations as buyers compare value to the statewide typical home value of $342,400.
