Inventory in Starr County is relatively high, with about 117 active listings in May and 13.3 months of supply, well above the Texas average of 5.3 months. Contract activity has cooled, as homes sold dropped to 8 for the month and pending sales fell more than 20 percent from April. New listings also declined sharply month over month, pointing to slower turnover even with ample choices for buyers.

Pricing is adjusting alongside that slower pace. The typical home value of about $203,000 is down nearly 19 percent from April and roughly 9 percent lower than a year ago, while the median list price jumped more than 30 percent month over month and is almost 29 percent higher than last year. Properties are taking longer to move, with the median days on market near 96 and dramatically higher than a year ago, and the average sale-to-list ratio has slipped to just under 95 percent, indicating that sellers are often accepting noticeable discounts.

Compared with the broader Texas market, Starr County’s lower prices and higher inventory create much more of a buyer’s market environment. Even so, a year-over-year gain of just over 40 percent in the number of homes sold shows that demand has not disappeared, it has simply become more selective.
