Starr County is currently tilted strongly toward buyers, with 129 active listings and a high 15.1 months of supply in June. New listings jumped sharply from the prior month, rising nearly 70 percent, while pending sales edged up more modestly. Homes are still taking time to move, with a median of 89 days on market, though that is slightly faster than in May.
Prices have been adjusting downward as inventory builds. The typical home value fell steeply year over year, dropping more than 55 percent, and is now well below the Texas median sale price. Sellers are also conceding on negotiations, with the average sale-to-list price ratio at about 94 percent and no homes closing above their list price in June.
Sales activity has cooled compared with last year, with homes sold down by about half year over year even as listings increased slightly. Despite the slower pace, some buyers are acting quickly, with roughly 22 percent of homes going off the market within two weeks.
