Inventory in Taylor County has tightened compared with last year, with active listings down sharply even though July saw a modest month-over-month increase. New listings are only slightly below last year, which means fresh homes are still coming on the market even as overall supply has thinned. Months of supply has risen from early spring levels to about two months, still well below the 5.8 months seen across Texas, keeping conditions tilted toward sellers.

Contract activity has cooled somewhat, with homes sold and pending sales both lower than a year ago and down from June. Despite that softer flow of contracts, homes are moving faster, with the typical property spending about 20 days on the market, roughly half the time it took over the winter.

Prices are responding to this mix of tighter supply and slightly slower demand, with the typical home value up strongly year over year and rising around 9 percent just since June. List prices have eased month over month but remain well above last year’s levels, and sellers are still achieving nearly full asking price on average, with more than a third of sales closing above list.
