Year over year in May, typical home values in Willacy County inched up while prices sellers are asking jumped more sharply. The median list price climbed much faster than the typical home value, signaling sellers are aiming higher than a year ago. Compared with Texas overall, where prices have been relatively flat, Willacy County is seeing more pronounced price movement.

Looking at May’s snapshot, the typical home value was about $234,000 with a median list price around $262,000. Homes that did sell traded at an average of about 117 percent of list price, and roughly one-third closed above asking, even though only three sales were recorded for the month.

Inventory has grown over the past year, with active listings up and months of supply surging to about 15.7, far above the state’s 5.3 months and consistent with a buyer’s market label. Despite that abundant supply, properties that move are doing so quickly, with the median days on market dropping to about two weeks from much longer a year ago. New listings and pending sales are both down year over year, highlighting how a small pool of completed sales can swing local stats.
