Willacy County’s April numbers point to mixed year-over-year shifts. Typical home values are down compared with last year, falling more than 20 percent, while the median list price is up by double digits. Inventory has increased nearly 12 percent over the past year, and months of supply has surged, underscoring much looser conditions than across Texas overall.

Looking at the latest month, the typical home value and median list price are closely aligned at around $177,000, suggesting sellers are pricing near where deals are closing. Homes are also moving faster than a year ago, with the median days on market at 43 days, down sharply from prior periods.

Despite quicker sales times, activity levels remain modest, with only two homes sold in April and five new listings hitting the market. Pending sales jumped to six and are slightly higher than a year ago, even as new listings dropped by nearly half year over year. With 20.6 months of supply compared with just 5.4 months statewide, buyers have far more options and leverage locally than in much of Texas. At the same time, no recent sales closed above list price, so sellers need careful pricing and strategy.
