Bountiful’s housing trends over the past year show a market that has cooled from earlier highs. The typical home value in this rolling three-month view is almost flat compared with a year ago, while the median list price has edged down. At the same time, months of supply has risen sharply year over year, signaling more options for buyers than last fall.
In the most recent rolling three-month period through September 2026, homes are taking longer to sell, with the median days on market up to 45 from 34 a year earlier. Buyer activity has slowed notably, as homes sold are down about 17 percent and pending sales have fallen nearly 30 percent compared with the same time last year.
Inventory is still limited despite softer demand, with active listings down more than 11 percent year over year and new listings off nearly 18 percent. Even with these shifts, about 26 percent of recent sales closed above the list price and the average sale-to-list ratio is close to 98 percent, reflecting that well-priced homes continue to attract solid offers.
