Inventory in South Salt Lake has expanded in this rolling three-month view, with active listings up more than 20 percent compared with a year ago. Months of supply has climbed sharply year over year, from under three months last September to 5.8 months now, signaling a shift toward more balanced conditions. At the same time, homes sold over the period are down about one quarter from last year, and pending sales have slipped slightly, showing slower contract flow.
Prices are adjusting to this softer demand and higher supply. The typical home value over the latest three months is down a little more than 7 percent from a year ago, while median list prices are slightly lower than last year.
Homes are also taking longer to sell, with median days on market edging up year over year to 44 days. Even with more inventory and slower sales, sellers are still achieving nearly full asking price on average, and just over 20 percent of homes close above list, a bit higher than last year.
