Inventory and contract activity in Salt Lake City have both picked up in the latest rolling three-month window ending in May 2026, with active listings up modestly year over year and pending sales rising about 14 percent. Homes are also moving more quickly than a year ago, as the median time on market has dropped to about a month.

Prices are adjusting alongside this stronger flow, with the typical home value now about 3 percent higher than in the same period last year. At the same time, months of supply sits near 3.3, suggesting conditions that still lean toward sellers but with more options for buyers than in some past peaks.

Seller leverage is further reflected in the share of homes selling above list, which has inched up year over year to just over a quarter of all sales, while the average sale-to-list ratio is now almost exactly at full asking price.
