Duchesne County is seeing more homes available than a year ago, with active listings up about one-fifth and roughly 5 months of supply, which leans toward a buyer’s market. New listings have climbed sharply year over year, rising more than 50 percent, giving shoppers more choices. Even with this added inventory, homes sold increased more than 20 percent compared with last year, showing that buyers are still active.

Pricing is adjusting in different ways as this inventory and sales activity move through the market. The typical home value is up nearly 5 percent from a year ago and jumped close to 8 percent in the past month, but the median list price is down both month over month and year over year, suggesting sellers may be pricing more realistically to attract offers.

Homes are taking longer to sell, with the median days on market at 88 and far higher than last year, yet only about 10 percent of properties are closing above list price and the average sale-to-list ratio is just over 97 percent. Compared with Utah overall, Duchesne County’s prices sit well below the state’s typical sale price, while offering slightly more supply than the state average.
