For comparison, county-level data pegged home values at $525,000 in Stafford County for the most recent reporting period. That number is expected to float around $528,500 in November.
Aquia Harbour had 14 new listings and 13 listings that went under contract in October, increasing the area’s total available inventory to 26—up 18.18% from the previous month. Inventory is projected to have further increased in November.
Of those 26 active listings, 38.46% reduced their price in the month of October. The median listing price for homes in Aquia Harbour grew 5.73% from September to October, bringing the current median listing price to $544,500. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In October 2025, the median time for a listed property to go pending was 11 days, compared to -16 days in October 2024.
