October’s finalized data reported the typical value of a home in the city to be $699,000—up 1.6% over the previous 12 months. For comparison, county-level data pegged home values at $568,500 in Prince William County for the most recent reporting period. That number is expected to float around $560,250 in November.
Cherry Hill had 32 new listings and 29 listings that went under contract in October, decreasing the area’s total available inventory to 77—down 14.44% from the previous month. Inventory is projected to have further decreased in November.
Of those 77 active listings, 22.08% reduced their price in the month of October. The median listing price for homes in Cherry Hill grew 12.13% from September to October, bringing the current median listing price to $604,950. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 59 days, compared to 80 days in October 2024.
