Arlington County currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply is tight at 2.2, lower than Virginia’s 2.6 months, which helps keep conditions tilted toward sellers. At the same time, buyers have more options than earlier this year, with active listings up about 7 percent from April and 3 percent from a year ago.

Recent price and sales trends tell a nuanced story. Typical home values are up slightly year over year by about 2 percent, even though they dipped more than 12 percent from April’s unusually high level. Homes sold jumped nearly 20 percent from last month and more than 18 percent compared with last year, showing solid buyer demand despite the increased inventory.

Speed and strength of offers highlight the competition. The median days on market is 27, faster than a year ago despite an 12 percent rise, and more than half of homes go off the market within two weeks. About 41 percent of sales close above the list price, and the average sale-to-list ratio is just over 100 percent, underscoring that well-priced homes still attract strong bids.
