The typical home value in Essex County is projected to be $351,250 for the month of January. December’s finalized data reported the typical value of a home in the county to be $335,500—up 29.04% over the previous 12 months. For comparison, state-level data pegged home values at $450,800 in Virginia for the most recent reporting period. That number is expected to float around $448,300 in January.

Essex County had 7 new listings and 13 listings that went under contract in December, decreasing the area’s total available inventory to 34—down 20.93% from the previous month. Inventory is projected to have further decreased in January.

Of those 34 active listings, 17.65% reduced their price in the month of December. The median listing price for homes in Essex County fell 29.04% from November to December, bringing the current median listing price to $249,900. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 85 days, compared to 108 days in December 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this January.
