Richmond’s rolling three-month snapshot through May 2026 shows more homes moving through the pipeline while supply stays tight. Active listings are up modestly year over year, but with only 1.5 months of supply, conditions still favor sellers even as buyers see a bit more choice.

Contract activity has picked up compared with a year ago, with homes sold, new listings, and pending sales all showing solid year-over-year gains. Even so, homes are taking longer to go under contract than they did a year ago, with the median days on market roughly doubling, suggesting buyers have slightly more breathing room than in the recent past.

Pricing has held relatively steady in this environment, with the typical home value and median list price both essentially flat compared with a year earlier. Sellers still have the upper hand on negotiations, as the average sale-to-list ratio sits just above 101 percent and more than 40 percent of sales are closing above the asking price.
